How Property Trading Allows You To Buy, Sell & Keep Properties For Profit
Back in 2021, I had just completed another HMO project and was waiting for the refinance to complete. During that period, I discovered Jamie York and Aspire Education through YouTube and joined their EPTA programme virtually to understand how property trading really works.
What I learned quickly became practical.
During one of my monthly mastermind sessions, Dan Buchan shared strategies on how to speed up the refinance process and avoid delays caused by the Land Registry. I applied what I learned to my HMO project, which helped me save around £30,000.
But the biggest value wasn't just one piece of advice. It was the combination of property knowledge, deal analysis, negotiation skills and years of real-world experience shared through the training.
What changed my thinking?
What really attracted me was seeing how Jamie could find and negotiate property deals remotely, without physically viewing the properties himself.
One deal particularly caught my attention — around £67,000 profit without refurbishment, created by carefully understanding the seller's situation and providing the right solution.
It made me realise that property trading isn't simply about buying, refurbishing and selling properties, or earning a sourcing fee.
There are different ways to create value within a property transaction when you understand the seller's motivation, the numbers and the negotiation process.
From learning to doing
I didn't just watch the training. I consistently put what I learned into practice.
Aspire helped me to build my own CRM system with automated email and SMS follow-ups, optimised with targeted advertising and started generating property leads.
The more properties I analysed, the better I became at recognising opportunities. The more conversations I had, the more confident I became in negotiation.
Practice creates experience.
To my surprise, within about one year, I had completed 10 property deals remotely, without physically meeting the vendors.
The skills and mindset I developed also helped me approach my own HMO portfolio and property investments more professionally.
